2026 Interior Design Trends
Interior design plays a major role in how buyers perceive a home and how quickly it sells. We talked with Anya Patti, local independent interior designer and staging expert at the Keller Williams Westfield Brokerage to better understand which updates actually make a difference, common mistakes to avoid, and where home design is headed in 2026.
Anya recently staged a few of our team listings and her expertise made a world of difference. You can check out her website here to contact her about interior design or staging inquiries.
Design Updates with the Biggest Return Right Now
The highest-return updates tend to be simple, strategic improvements that help buyers see a home as move-in ready. Fresh neutral paint, updated lighting, decluttering with light staging, and minor kitchen or bathroom refreshes (such as hardware, fixtures, or mirrors) consistently deliver the best return on investment. Curb appeal is another important first impression that can be curated by clean landscaping and an inviting entry. These updates often help homes sell faster and closer to asking price without over-investing.
The Biggest Design Mistake
The most common mistake homeowners make before selling is over-personalizing the space. Bold colors, highly specific styles, or expensive custom upgrades can make it harder for buyers to picture themselves living in the home. Our team always recommends depersonalizing before selling by removing family pictures and religious, sports, or hunting paraphernalia.
Another frequent issue is ignoring lighting and scale. Rooms that are too dark or overcrowded tend to feel smaller. Homes generally sell best when they feel neutral, well-lit, and thoughtfully edited rather than overly styled.
Anya’s Go-To Staging Advice
Anya always tell friends and family to edit first, then style. Declutter and remove oversized or excess furniture so rooms feel open and functional. Let in as much natural light as possible, keep colors light and neutral, and add a few simple finishing touches like fresh pillows, greenery, or clean white towels. Calm, clean, and move-in ready consistently wins with buyers.
Home Design & Staging Trends for 2026
Warm neutrals and soft earth tones continue to lead, with calming yet sophisticated palettes such as warm greige, clay, muted greens, and soft terracotta. Natural materials and layered textures like wood, stone, woven fibers, linen, rattan, and boucle add warmth and an elevated, lived-in feel.
Comfortable minimalism remains popular, focusing on clean lines and fewer pieces while still feeling cozy and intentional rather than stark. Flexible, multi-use spaces are increasingly important as hybrid work continues, with rooms that easily adapt from office to guest space or lounge to workout area.
Statement lighting is another key trend, with sculptural fixtures, oversized pendants, and layered lighting enhancing a home without overwhelming it. In staging, curated and edited styling consistently outperforms cluttered decorating, as buyers connect more easily with calm, thoughtfully styled spaces. Biophilic design also continues to grow, emphasizing plants, natural light, and strong indoor-outdoor connections to create healthier, more inviting homes.
Trends Worth Keeping
In Anya’s opinion, the trends that should carry forward are the ones that make homes feel warm, functional, and timeless. Warm neutral palettes, layered lighting, natural materials, and flexible spaces continue to resonate with buyers. Thoughtful, livable design and quality finishes almost always outperform overly trendy or highly personalized choices.
That said, if a homeowner is not planning to sell, Anya always encourages adding color and texture that truly reflect personal style. A home should feel lived-in and loved. As long as the design is cohesive and flows naturally from room to room, personality and layered textures can make a space feel both beautiful and meaningful.
