Prepared for Kimmy Anthony · Report period September 16 – 22, 2026
Source: UtahRealEstate.com property activity, pulled September 22, 2026, plus open-house and showing records from our team. Views are cumulative since listing; showings and favorites are for this week.
A quick reminder of how to read the numbers: online views measure curiosity, favorites measure genuine interest, showings measure serious intent, and an offer measures agreement on value.
The good news: attention has held up. Views are still running about 20 a day in week three, which is when most listings start to fade, and agents keep opening it. Five buyer groups have now walked through the home, and every one of them came away liking it. The house is not the problem.
What the data is telling us: buyers are getting all the way to the front door and then stopping short of an offer. When a home shows this well and still doesn't draw a written offer, the gap is almost always value — buyers are comparing it to the alternatives and deciding the alternatives are a little better for the money. New-listing alerts have also dropped from 14 to 1, which simply means the wave of buyers who were already searching has now seen the home; from here we're mostly reaching buyers as they enter the market.
Here are the three homes buyers are weighing yours against — all in the same area, similar size and bedroom count, and all changing status in the last few weeks.
| Home | Status | Price | Sq ft | $ / sq ft | Days to contract |
|---|---|---|---|---|---|
| 7485 N White Birch Dr (yours) | Active | $625,000 | 3,757 | $166 | 17 so far |
| 2607 E White Birch Dr 7 bd · 3 ba · listed at $650,000 | Under contract | $600,000 | 3,522 | $170 | 81 |
| 2690 E White Birch Dr 6 bd · 3 ba | Under contract (backup) | $565,000 | 2,926 | $193 | 85 |
| 7721 N Ruby Valley Dr 7 bd · 3 ba · listed at $549,000 | Sold Sept 1 | $520,000 | 3,231 | $160 | 63 |
Ruby Valley also paid $18,000 toward the buyer's costs, so its true price was about $502,000. Source: UtahRealEstate.com, September 22, 2026.
Two things stand out. First, both homes on your street had to come down before they went under contract — 2607 E White Birch dropped $50,000 and Ruby Valley dropped $29,000 plus concessions — and each one sat 60 to 85 days before it did. Second, the price the market has actually agreed to for a large home in this area is $160 to $170 per square foot. Yours is at $166, which is fair on paper, but it's the highest total price on the list, and buyers shop on the total, not the ratio.
Our recommendation: adjust to $599,900 this week. Here's the reasoning. The buyers who've seen the home like it, so this isn't about the house — it's about getting the price to the point where one of them says yes rather than keeps looking. At $599,900 your home drops below the $600,000 search threshold, which brings in a whole group of buyers who currently never see it, and it lands at $160 per square foot — matching what actually sold — while still being the largest home on the list.
There's also a timing reason to act now rather than in a month. Local projections are calling for prices to soften roughly 8% between now and March. On your home that's about $50,000. A $25,000 adjustment today, while the listing is fresh and traffic is strong, is very likely to net you more than holding at $625,000 into a slower, softer market — and the two homes on your street are showing us what waiting costs.
This is your decision, and we'll support whichever way you go. Let's talk this week — a five-minute call is all it takes to put it in motion.
Kimmy, three weeks in we have a home that shows well, steady traffic, and a clear picture of what the market is paying. That's a strong position to make a smart move from. Call or text me any time — I'm happy to walk through the numbers together.
