Weekly Marketing & Activity Report
Prepared for Dustin & Kari Van Sickle
Report period: September 16 – 22, 2026
Source: UtahRealEstate.com Property Activity report #70646, generated September 22, 2026. Views are cumulative from the list date; alerts, favorites, property lists and showings cover September 16–22 only. Week-over-week changes are measured against the September 14 report.
The price change did exactly what a price change is supposed to do mechanically. Twenty-two buyers who had told the system they were shopping for a home like yours were notified directly, and agent interest ticked up alongside it.
That tells us the listing is positioned correctly in the market's plumbing. When we change something, the right people hear about it.
Those 22 alerts produced no saves, no lists, and four new public views across eight days. Traffic actually slowed, from about 2.5 views a day to half a view a day.
This is the clearest signal we have had. Buyers already tracking this home were told it got $25,000 cheaper, and it did not change their answer.
Last week we said the funnel was narrowing between views and favorites, and that price, photos, condition or competition are what usually narrow it there. This week we effectively ran a test on one of those four. We changed the price and measured the response. The response was reach without interest — which narrows the list considerably.
| Measure | 8191 N Sapphire | Greater St. George |
|---|---|---|
| List price | $725,000 | $602,308 median ask |
| Price per sq ft | $392 | — |
| Median sale price | — | $520,000 |
| Days on market | 32 | 53 median |
| Months of inventory | — | 5.21 |
At $725,000 we sit roughly 20% above the median asking price in Greater St. George and 39% above what homes here are actually closing at. Part of that gap is real — the medians cover the whole county and your home is not the median home. Comps are how we size the rest of it, and they are the first thing on next week's list.
The other thing worth understanding is how buyers actually search. Almost nobody types in an exact number. They set a ceiling, and the ceilings sit on round figures — $700,000, $750,000, $800,000. A move from $750,000 to $725,000 stays inside the same ceiling, which is why 22 people who could already see the home were notified, and no new pool of buyers appeared. The reduction reached the audience we already had rather than adding to it.
We have now given the market two answers and gotten the same response to both. That is enough information to act on, and my recommendation this week is that we reposition the home rather than trim it again.
The distinction matters. A trim is another modest step that keeps us in front of buyers who have already passed. Repositioning means one move sized deliberately to clear a search ceiling, so the listing appears for a group of buyers who are not seeing it at all today. It is not a concession and it is not a judgment on your home — it is re-releasing the property to a fresh audience, which is the one thing the last month has shown we cannot do by waiting.
I am not going to put a number in front of you without the evidence behind it. I am pulling comps this week — active, pending and sold — so we can see precisely where the ceiling should land and what the difference is worth in both timeline and net proceeds. Let's get on a call as soon as you have them, and we will make that call together.
Dustin, Kari — thank you for moving on price. That was the right call to make, and the fact that it did not land the way we hoped is useful information rather than a wasted step. We know more about our buyer this week than we did last week.
Call me any time and we will talk it through together.
